  • THE recent launch of One Amerin Mall and Residence sees Capital Trend Asia Sdn Bhd bringing a relatively new type of development to Balakong.

    The upcoming mixed high-rise development has a gross development value (GDV) of RM300mil and will stand on just 2ha of freehold land beside the Kajang SILK highway and Sungai Balak.

    Two 27-storey towers of modern serviced apartments sit adjacent to the shopping mall and, according to Capital Trend Asia managing director John Lim, the apartment units are selling fast.

    “We started soft sales from the start of this year and Tower A is already completely sold out, with more than one-third of the units in Tower B also sold,” said Lim after the launch on March 22.

    The two blocks have a total of 608 units of two- and three-bedroom serviced apartments with a built-up area ranging from 857 sq ft to 1,363 sq ft, ideal for smaller families.

    The units in Tower B are priced ranging from RM530,000 to RM705,000, at over RM500 psf.


    “The residential area also has 100,000 sq ft of recreational facilities, featuring a 40m swimming pool, barbecue area, badminton courts and more,” Lim added.The residential area of One Amerin features security guards on duty 24 hours a day and special security card-only access for residents coming from the mall to the residential towers.

    The shopping mall will consist of three floors of retail outlets with a gross floor area (GFA) of 209,700 sq ft and is expected to see a lot of business.

    Renowned feng shui consultant Datuk Joey Yap, who provided consultation on the feng shui aspect of One Amerin’s location and directional alignment, was present at the official launch to talk to potential investors on feng shui in property.

    “Mountains and rivers have great significance in feng shui when it comes to property and One Amerin is situated in such a way that it reaps the most benefits from the energy in the land around it,” said Yap.

    According to Yap, the location of three mountains to the northeast, northwest and south in close vicinity of One Amerin ensures that the property would have good feng shui for the next 29 years.

    As for One Amerin’s strategic location within 3km of the existing Serdang KTM station and two of the upcoming MRT lines, the project managers are toying with the idea of having a shuttle bus service for greater accessibility.

    Amerin Mall’s targeted completion date is set for the final quarter of 2015 while One Amerin Residence is targeting completion by the end of 2017.
